The opener

"Hi [name], this is [you], I buy houses around [area]. I know this is a bit out of the blue, do you have 30 seconds? ... I came across your property on [street] and wanted to ask: if the price made sense, would you be open to an offer?"

Honesty disarms people. You are not hiding that it is a cold call, you are getting to the point with respect.

Qualify fast

If they do not hang up, find out quickly whether this is a real deal:

  • Condition, what shape is the property in?
  • Timeline, if you sold, when would you want to close?
  • Price, do you have a number in mind?
  • Motivation, what is making you think about selling?
  • Decision-maker, is anyone else on title?

5 common objections and responses

  • "How did you get my number?", "Totally fair to ask. Your property came up in public records as one I might be able to help with. If now is not a good time, I am happy to never call again."
  • "I am not interested.", "Understood, I will not push. Quick one: if I could close fast and as-is, no repairs or fees, would that change anything? If not, all good."
  • "What is your offer?", "I want to give you a real number, not a random one. Can I ask two quick things about the condition so the offer is accurate?"
  • "I want full retail / Zillow price.", "That is fair, and an agent might be your best route for top dollar. I pay less than retail because I buy as-is and close fast, no showings or repairs. If that trade-off is ever worth it to you, I am here."
  • "I need to think about it.", "Of course. Can I check back [specific day]? No pressure, I just do not want to lose touch."
